The finca sits as the last property at the top of the hillside – at the end of a cul-de-sac, with no one above, surrounded by two hectares of private land. Mallorcan architect Andreu Bennassar Obrador did not find this setting, he created it: part of the rock was deliberately blasted away to integrate the building into the slope and shelter it permanently from the cold north wind in winter. What sounds like engineering is in truth a gesture of respect towards the landscape – the house blends in rather than imposing itself.
The hillside setting is no coincidence – it is the concept: at the top of the slope a light breeze always blows, a blessing at the pool in high summer while the valleys stand still in the heat. And the view that opens up from here would simply not be possible from below. The architecture follows this logic consistently: every room of the house opens directly to the outside. A sheltered courtyard offers shade and stillness; the expansive outdoor area opens onto the landscape with the full 270-degree panorama. Santanyí stone, trespol floors, double-shell exterior walls, floor-to-ceiling panoramic sliding doors – materials of substance, chosen to last forever. The construction on foundation stilts completely decouples the building from the ground: no rising damp, permanently dry floors – even after decades.
Absolute tranquillity – and yet: 6 minutes to the renowned Rafa Nadal Academy and school, 35 minutes to Palma airport, 45 minutes to Palma Cathedral. And just a few minutes from the island's most beautiful coves.
The entrance area sets the tone: upon entering, the sweeping view across the island opens up immediately – an overture that delivers on the promise of this setting before you have even entered the first room.
The open kitchen flows seamlessly into the adjoining dining area – generous, bright and directly connected to the patio, so that inside and outside merge into one. Two pantries and a separate laundry room with washing machine and dryer ensure functionality in the background; a guest WC completes this area.
The living area impresses with ceilings of over four metres – a light-flooded, open volume where the fireplace provides a stylish setting for cool winter evenings. A sweeping terrace wraps around the entire house – 270 degrees, always facing the light and the landscape. Its centrepiece is the 12.50-metre saltwater infinity pool with terraced seating steps: the perfect place to end the day watching the sun set behind the Tramuntana.
